"Her blend of personalized and warm service."
Dear Burgdorff Management, This letter is written in praise and thankfulness for the work that Burgdorff sales associate, Victoria Carter performed for us in the purchase of our new home. Her blend of personalized and warm service, coupled with her thoroughness and expertise as a businessperson not only allowed us to purchase the house of our dreams, but also demonstrated an extraordinary example of excellence that one simply does not encounter. From the first time we met, through the closing, and since, Victoria’s stewardship of what essentially is “our future” has been remarkable. She understood who we were (an interracial, middle age couple with a newly adopted son) as people, while developing a keen understanding of the physical requirements we sought in our new neighborhood and house. When we found that perfect house, she ensured that we were the ones who would ultimately purchase it. This was easier said than done, as there was a great demand for the house. Victoria not only handled the financial side of this deftly, but also gave us the personal encouragement and confidence that made the process of competitive bidding more palatable than we could ever have imagines. Indeed, we received news that our bid was accepted, at dinner with close friends, adding to the joy of the evening. We can vividly remember talking at dinner about how, with four other bids, our odds were not good; except for the fact we had tremendous confidence in Victoria. We are thoroughly convinced that we would have never gotten the house without Victoria “in our corner”. Yet, Victoria’s work for us was just beginning. Her advice on mortgaging the home was again expert and timely. Needing a bridge loan, Victoria guided us through this process only to have a last minute snag with the appraisal of our current home. Victoria again came to the rescue, single-handedly dealing with the appraiser and Coldwell Banker mortgage to resolve a set of issues that were beyond our abilities to handle. Victoria made several last minute, heroic phone calls that were clearly responsible for the bridge loan being delivered on time and averting any postponement of our closing. Victoria has also been full of good advice on every aspect of our transition, from the selling of our current property to all sorts of information about our new community. Every phone call to her was promptly and courteously answered and Victoria always checked in with us regularly to calm our fears and to inquire how our lives were going. We both felt that she cared about us as people and that she was invested in all of our futures (not only our son, Jonathan, but our dog Cole, too). She not only gave us great information on our neighbors, but also was able to tell us about the other dogs in the neighborhood and a bit about their personalities. Everything she told us was absolutely accurate. Page (2) We cannot imagine how we would have gotten through this experience without Victoria. She was always by our side as well as on our side. She is a true realty professional (rarer than you might think) - One who is incredibly knowledgeable, extraordinarily efficient, truly caring, and above all, an example of excellence for others. We will certainly recommend her to all of our friends. Indeed, we recommend her to people we barely know. We will be forever grateful for her and hope that in the near future we might find her among our friends in our new community.
Sincerely,
Miguel J. BritoMaplewood

Everyone wants to get the maximum amount possible when they sell their home, but many homes sit on the market because they are overpriced. One real estate axiom states that "the true monetary value of real estate is what someone is actually willing to pay for it". A professional real estate agent determines the asking price of a property by examining the selling price of comparable homes in the area which have closed.
A seller might occasionally be heard to complain that a sales professional "lowballed" their home for a quick, easy sale. However, real estate agents always work to maximize their seller's profit. They price your home based on a careful calculation of the maximum amount you should be able to get (with a little room to negotiate).
If you are really serious about selling your home, work with your sales professional to make sure that it is priced right.
