Maplewood, Short Hills and Summit Weather This region of New Jersey is known for its agreeable climate. It’s why after the railroads were built and eventually commuter train lines and freeways, it became dotted with desirable bedroom communities free from the heat and humidity of Manhattan. Beginning in April evenings are still a little fresh hovering around 40 degrees, but never bitter cold while daytime temperatures start to warm averaging around 60 degrees. With the arrival of May, evening temperatures rise to about 50 degrees and days hover around 70. Summer is particularly lovely with June through August days in the low to mid 80s and evening in the high 60s. What makes it especially nice is that unlike NYC, the humidity tends never to go higher than about 50 percent on a summer afternoon, a refreshing change from sticky Manhattan. September offers still mild days in the mid 70s with evenings in the mid 50s. October marks the arrival of fall, but it remains comfortable with averages of 42 degrees in the evenings and 65 degrees during the day. Things begin to cool off in November with daytime highs in the mid 50s although evenings do not fall below freezing, with an average of 33 degrees. December and January have cold and crisp nights in the 20s to low 30s while December days run in the low forties with January somewhat cooler even, with an average daytime high of 38 degrees. The average yearly snowfall of 4 to 8 inches happens from late November through February and the average yearly rainfall of 40 inches occurs mostly in spring, with May being the wettest month. Everyone wants to get the maximum amount possible when they sell their home, but many homes sit on the market because they are overpriced. One real estate axiom states that "the true monetary value of real estate is what someone is actually willing to pay for it". A professional real estate agent determines the asking price of a property by examining the selling price of comparable homes in the area which have closed.
A seller might occasionally be heard to complain that a sales professional "lowballed" their home for a quick, easy sale. However, real estate agents always work to maximize their seller's profit. They price your home based on a careful calculation of the maximum amount you should be able to get (with a little room to negotiate).
If you are really serious about selling your home, work with your sales professional to make sure that it is priced right.
